SSH Real Estate advised the buyer in its acquisition of 1515 Garnet Mine Road in Garnet Valley, Delaware County, PA. The multi-tenant industrial asset, consisting of 172,000 SF, was purchased for $13,000,000 and was fully leased to two tenants. SSH’s client, a real estate investment firm, was seeking additional assets to increase its portfolio size. SSH found 1515 Garnet Mine “off market” which eliminated a competitive bid process thus creating tremendous value/low basis for the investor. Due to SSH’s market knowledge & negotiation skills, SSH helped secure a unique property that offers an adaptive, functional design within an infill market and accommodates a wide array of uses including warehousing & distribution, production, light manufacturing and flex/office. Located just 25 miles southwest of Center City Philadelphia and 14 miles northeast of Wilmington, DE, the property is very well located within one of the most active industrial distribution corridors in the region.
