SSH Real Estate has provided real estate consulting services to Canon Business Solutions, a subsidiary of Canon USA, for over 15 years. SSH negotiated 20 lease transactions for Canon, totaling approximately 250,000 SF throughout the East Coast from Connecticut to Florida.

In one transaction, SSH assisted with an early lease renegotiation and relocation in a premiere office park in Wilmington, DE. Canon was occupying 7,865 SF of showroom space within the Bellevue Park Corporate Center. The space, located in the rear portion of the first floor, offered no visibility from the building lobby entrance. Obviously not ideal showroom space, and the current rental rate was substantially higher than market.

SSH advised Canon to begin a search for new space, although they were in the middle of their current lease term. After researching potential alternative properties in the immediate area and soliciting an aggressive proposal from a neighboring office park, this allowed SSH leverage to renegotiate the existing lease.

Canon signed a new lease in a different building within the same office park. The new showroom space offered them a substantially lower rental rate, direct lobby exposure and signage. This new transaction allowed the company to realize immediate savings in a brand-new space that better suited their client and potential client base.
