EisnerAmper, a New York based accounting and consulting firm, hired SSH Real Estate to help evaluate the firm’s relocation options. Their Philadelphia HQ office was located in suburban Jenkintown and they also occupied a small, satellite office in Center City. The Jenkintown office building was in need of capital improvements and did not fit within the firm’s image as a world-class professional services firm. Choosing the location of their next Philadelphia office would prove to be a challenge.
SSH provided extensive research of both the suburban and Center City office markets, numerous building tours and a comprehensive financial analysis.
Upon evaluation of each option, EisnerAmper decided to relocate to 42,000 SF at One Logan Square, a Philadelphia trophy office building. This location offered the quality attributes and amenities required for the firm to attract new talent and become more active in the business community. The allure of a Center City headquarters was also enhanced by a job creation tax credit. SSH’s relationship with One Logan’s ownership, Brandywine Realty Trust, allowed for a smooth lease negotiation process, resulting in favorable lease terms and conditions for EisnerAmper.
