Health Partners Plans (HPP) is a nonprofit health insurance organization that currently serves more than 280,000 members in Philadelphia and the Delaware Valley. SSH’s long standing relationship with HPP spans over 30+ years and multiple transactions as their rapid growth resulted in numerous relocations.
SSH began the process of evaluating HPP’s alternatives for expansion, which included a comprehensive search of the market to determine viable alternatives and corresponding cost analysis for each. It was determined the firm would need approximately 130,000 RSF. In addition, HPP’s leadership wanted visible signage along Market Street.
After review of each alternative, HPP exercised a previously negotiated termination option within their current office lease and signed a long-term lease at 901 Market Street. This building afforded them the opportunity for future expansions. In addition, SSH was able to negotiate signage rights on the building as well as on the skyline.
As predicted, a few years later, HPP would need more office space. SSH negotiated the expansion of HPP’s office requirement from approximately 130,000 to 200,000 SF and extended the lease terms.
