Pond Lehocky, the largest workers’ compensation and Social Security disability law firm in the region, engaged SSH Real Estate to assist with multiple office requirements. SSH assisted with an immediate 5,000 SF expansion in the suburbs, an expansion of their headquarters at United Plaza – 30 South 17th Street, and the long-term goal to relocate their headquarters to a Center City building that could accommodate their anticipated future growth.
SSH’s team planned and managed the construction of the 5,000 SF expansion of the current headquarters. Simultaneously we went to work on the law firm’s relocation: analyzing employees’ transportation patterns, conducting in-depth demographic searches, researching and identifying potential office building options, constructing space plans for the different business divisions, and creating customized lease/buy analyses for each scenario.
Ultimately, the firm chose to relocate to 52,000 SF on the 3rd, 18th and 19th floors at One Commerce Square – 2005 Market Street. This building offered the ideal combination of floor sizes to accommodate the varied needs of the different business units. SSH structured favorable expansion options on all contiguous floors, allowing Pond Lehocky flexibility for future growth.
The firm subsequently exercised several expansion options bringing its total square footage to 66,355 SF.
