Publicis Touchpoint Solutions

Publicis Touchpoint Solutions is one of twelve agency brands owned by Publicis Healthcare Communications Group (PHCG) who is in more than 60 offices located in 10 countries. PHCG is ranked as the largest US healthcare communications network by revenue, headquartered in New York City.

Three subsidiaries of PHCG: Arista, Publicis Selling Solutions and Saatchi & Saatchi Healthcare Innovations, wanted to explore consolidating into one location. SSH Real Estate was engaged by Byrnam Wood, LLC to assist in this process. With the three locations in Blue Bell, Newtown and Lawrenceville, NJ, the process involved a comprehensive property search in both Bucks and Mercer counties, cost analysis of a consolidation versus renewing at the current locations and negotiations with economic development agencies in both PA and NJ in an effort to secure financial incentives. Ultimately, Publicis decided to relocate to 1000 Floral Vale Blvd in Yardley, PA. Located in Lower Makefield Corporate Center, the LEED certified building offered exceptional visibility along Interstate 95.

The negotiated deal terms included a below market rent along with a turnkey tenant improvement allowance. SSH and Byrnam Wood were also able to structure “phased in” occupancy dates which allowed Publicis to avoid paying double rent, as their multiple, existing lease expirations were staggered over a period of 8 months.

By consolidating their three separate office locations, Publicis was able reduce their occupancy costs while finding an ideal location where they could best retain and grow their employee base.
